These are not pooled mortgages as with purchasing shares so they carry higher risk and are not suitable for investors with lower investment allocations for mortgages. Essentially Terrapin shares the original loan advance and administers the mortgage on behalf of all investors. Terrapin is registered on title and investors participate through a participation agreement in the loan. Borrowers are paid monthly less a small collection fee as payments are collected from borrowers. Any actions necessary on behalf of the investors are taken by Terrapin in its sole discretion.

Buying Syndicated Mortgage Investments:
Contact our mortgage administrator to obtain the relevant forms. Once completed, the investor enters into a mortgage participation agreement and purchases the specified amount in $25,000 minimum increments. These funds are effectively advanced to borrowers who make monthly payments. Payments are processed by Terrapin and distributed within a few days to investors. A T5 slip is issued to investors annually showing their interest income for the year.
